Check-In / Check-Out

  • Check-In: Between 4:00–6:00 PM.

    • Flexible check-in may be arranged by contacting the Innkeeper at 607-766-9973.

  • Check-Out: 11:00 AM.

    • Late check-outs are subject to a $25 per hour (or partial hour) fee unless prior arrangements are made.

Reservations

  • Minimum Stay: A two-night minimum is required on weekends.

  • Credit Card Requirement: A valid credit card is required to reserve a room.

  • Whole House Rentals:

    • The house may only be used by registered overnight guests.

    • Guests not staying overnight require prior approval from the Innkeeper.

    • Having unapproved guests will result in additional charges.

  • Kitchen Use:

    • The kitchen is not included with house rentals and is off-limits to guests.

Cancellation Policy

  • As a small, seasonal business, timely notice of cancellations is greatly appreciated.

  • Single Room Reservations:

    • Cancellations made 14 days or more before arrival receive a full refund (minus a $30 service fee).

  • Late Cancellations:

    • Cancellations made less than 21 days prior to arrival are responsible for the entire reservation, unless the room can be rebooked.

  • No Shows:

    • Charged for the full cost of the reserved stay.

  • Early Departures:

    • No refunds for early departure.

  • Special Events / Holidays:

    • Cancellations during these periods require 30 days’ notice for a refund.

Credit Card Policy

  • A valid credit card is required to secure all reservations.

  • The credit card on file will be charged for deposits, cancellations, no-shows, or damages as applicable.

  • Charges may also apply for late check-outs, unapproved guests, or excessive cleaning needs.

Taxes

  • New York State Tax: 8%

  • County Occupancy Tax: 5%

Alcoholic Beverages

  • Guests may bring and consume alcoholic beverages in moderation.

  • Each room includes a mini fridge and freezer.

  • Ice, glassware, and mixers are not provided by the Inn.

  • Kitchen use is prohibited.

  • Coffee and water are available in the common area.

Pets

  • The Innkeepers have resident pets kept in their private quarters (except when dogs are outside).

  • Guest pets are considered on a case-by-case basis.

  • Pet Fee: $25 per visit (for additional cleaning).

  • Guests must clean up after their pets.

  • Any damages caused by pets are the guest’s responsibility.
